Rental Policies
Payment and Security Deposit
Tenant(s) shall be obligated to pay the quoted amount at the time of booking in addition to a $500 security deposit. Payments will be made through the website with the dedicated method. Upon termination of a reservation, the Rental Agency shall return the security deposit within a reasonable amount of time or in accordance with State law, whichever is longer.
Pets
No pets are allowed unless a licensed physician has authorized an animal due to a psychiatric or physical disability. Unauthorized pets/animals may result in immediate eviction with no refund of rent or deposit.
Fees, Taxes, and Deposit
Taxes, fees, and deposit will be collected upon booking. Tenant(s) shall not be responsible for any other fees unless otherwise stated herein.
Termination
Rental Agency may inspect the premises with prior notice per applicable State laws. If Tenant(s) violate any terms of these terms and conditions, the rental period may be terminated immediately in accordance with State law. Tenant(s) waive all rights to process if they fail to vacate upon termination and shall vacate at the expiration time and date of the reservation.
Utilities
Rental Agency provides Cable, Electricity, Internet, Water, Sewer, and Trash Collection. Tenants are responsible for placing trash in exterior bins/dumpsters and positioning bins for pick-up if applicable. See the individual listing for trash disposal details.
Maintenance and Repairs
Tenant(s) shall maintain the premises in a good, clean, and ready-to-rent condition and use the premises lawfully. The premises must be left immediately habitable for the next tenants at the end of the stay. Costs to remedy damage or excess cleaning may be deducted from the security deposit.
Trash
Trash must be removed and placed in the exterior receptacle or designated area prior to check-out. Directions will be provided in the home booklet.
Subletting
Subletting is not allowed. Violations may result in immediate eviction with no refund of rent or deposit and potential legal ramifications.
Quiet Enjoyment
Tenant(s) shall behave in a civilized manner and respect neighbors. Noise and disturbances are grounds for immediate eviction with no refund. Quiet hours are 10:00 PM to 8:00 AM daily as established by local authorities.
Smoking
Smoking is prohibited inside the property. All smoking must occur outside and away from the premises. Violations may result in immediate eviction with no refund of rent or deposit.
Rental Agency’s Liability
Tenant(s) and their guests shall indemnify and hold harmless the Rental Agency and homeowner from any claims of personal injury or property damage/loss arising from use of the premises. Tenant(s) acknowledge that the Rental Agency’s or homeowner’s insurance does not cover tenant personal property; Tenant(s) should obtain their own insurance if desired.
Attorney’s Fees
Tenant(s) agree to pay all reasonable costs, attorneys’ fees, and expenses incurred by Rental Agency in enforcing these terms and conditions and the cancellation policy.
Use of Property
These terms are for transient occupancy only; the property shall not be used as a residence or for commercial purposes (e.g., photography, video production). Unauthorized use may result in immediate eviction with no refund and legal ramifications.
Shortened Stays and Conditions
No refunds are provided for shortened stays or ruined expectations due to weather or other uncontrollable conditions. In the event of an impending natural disaster, an evacuation order for the home’s location is required for refund consideration. The Rental Agency will make final determinations on extenuating circumstances in a fair and common-sense manner.
Showings
If the property is placed on the market for sale, it may be shown to qualified buyers during Tenant(s) stay. Efforts will be made to schedule showings at convenient times and minimize interruption. Tenant(s) shall allow reasonable viewings during standard hours.
Firearms
Only legally owned and permitted firearms are allowed on the premises in accordance with State and local laws.
Fireworks
Fireworks and other hazardous materials may not be stored or used in or around the property.
Illegal Use
The property must be used for legal purposes only. Illegal activities (e.g., illegal drug use, abuse of any person, harboring fugitives) will cause termination of the reservation with no refund of rent or deposit.
Fire Alarms
If the property has fire alarms, Tenant(s) must notify the Rental Agency without delay if an alarm chirps or indicates a low battery.
Access Codes
An access code will be provided to Tenant(s) at the time of possession.
Possessions
Valuable items left behind will be held with reasonable efforts to contact the owner. Items unclaimed after 6 months become the property of the Rental Agency. The Rental Agency is not liable for the condition of items left behind.
Notice
If written notice is required, the parties shall use the mailing addresses recognized in these terms and conditions.

Governing Law
These terms and conditions are governed by the laws of the State where the property is located.
Lead-Based Disclosure
It is acknowledged that the property was not constructed prior to 1978; therefore, the Lead-Based Paint Disclosure Form is not required per federal law.
Disclosures
It is acknowledged that the property may have been constructed prior to 1978 requiring the appropriate parties to initial and sign the attached Lead-Based Paint Disclosure Form.
Severability
If any provision of these terms and conditions is found invalid or unenforceable, only that provision (and not the entire agreement) shall be inoperative.
Additional Terms and Conditions and Cancellation Policy
Payment
A 50% deposit of the total cost is due within 24 hours of the Rental Agency accepting the reservation. The reservation holder and guests must acknowledge the terms and conditions and cancellation policy, along with the deposit, within the allotted time. Failure to acknowledge and send the deposit within 24 hours will result in the dates being made available for other guests. The remaining balance and security deposit are due no later than 31 days prior to check-in. Failure to provide final payment results in forfeiture of the deposit and reservation dates.
Cancellation Policy
- Full refund for cancellations made within 48 hours of booking, or if the check-in date is at least 14 days away, or if the cancellation is more than 30 days prior to check-in.
- 50% refund for cancellations made within 30 days and at least 7 days before check-in.
- No refunds for cancellations made within 7 days of check-in.
- Security deposit and any fees will be refunded (regardless of cancellation timing) according to the refund terms above. Refunds are non-negotiable.
Security Deposit
A $500 security deposit is collected at the time of acknowledging these terms and the cancellation policy. Any damages exceeding $500 are subject to reimbursement and will be charged to the credit card provided by the guest. A valid credit card is required prior to check-in; failure to provide one will result in access being denied. Notify management immediately of anything that appears damaged or unsatisfactory upon arrival (e.g., stains, broken items).
Surveillance and Recording Devices
Security cameras may be present on the exterior of the condo/home for guest safety. No cameras are within the interior of the condo. Refer to the individual listing for specific details.
House Rules
- Must be 25 years of age. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. Valid ID is required to check in.
- No third-party bookings. Reservation holder must be present.
- Guest occupancy may not exceed the set number; see individual listing.
- All guests must be listed on the reservation prior to check-in.
- No pets of any kind are allowed.
- Beach towels are stocked; do not remove any linens or bath towels from the home.
- Do not sit on furniture with wet clothing.
- Quiet hours are 10:00 PM–8:00 AM. Complaints may result in eviction with no refund of rent or deposit.
- No smoking of any kind in the condo or on the patio. Violations may result in fines or eviction with no refund.
- No commercial photography or filming on the premises.
- Do not use towels to remove make-up or clean items that may stain/ruin them. Stained/ruined towels or linens may result in loss of the security deposit.
- Dispose of trash in exterior bins or the designated area. See house manual for specifics.
- Be respectful of neighbors and the surrounding area.
- Shake all sand from towels/clothes outside prior to washing.
- Rinse or brush sand off before entering the home and before showering to prevent drain clogs.
- Take out trash prior to departure.
- Do not dump grease down the drains.
- Only small food scraps should go in the garbage disposal.
- Follow the departure procedures below to receive a full security deposit refund.
Departure Procedures
Departure time is 10:00 AM sharp during peak seasons unless other arrangements are made with the rental manager.
- Wash all used towels and dry (cleaning crew will fold).
- Wash the sheets (cleaning crew will put them in the dryer).
- Do not wash the slip cover mattress protector unless absolutely necessary (gentle wash, warm water; low-heat tumble).
- Load the dishwasher and run it (cleaning crew will unload).
- Remove all items from the refrigerator/freezer.
- Take all trash to the respective bin or dumpster.
- If needed, run self-cleaning oven mode the night before departure.
- Wash used pots and pans (do not put in dishwasher).
- Laundry detergent is provided for towels/sheets (2) and (2) for your items.
- Your access code will expire at 10:00 AM on check-out day. Cleaning crew will arrive shortly after.
- Check all drawers, under beds, and closets for personal items.

Entire Terms, Conditions, and Cancellation Policy
These terms and conditions, together with any attached addendums or disclosures, supersede all prior understandings and agreements, oral or written, regarding the subject property and constitute the sole agreement between the parties. No statements or promises not contained herein are valid or binding.
